SCOPE ALIGNMENT

We read the plans and run our own takeoff

We don't bid off a summary. We read the set, pull the quantities, and return the bid with the breakdown we used: sqft by area, transitions, trim, baseboard in lnft, special cuts.

That's how we work today: on our current commercial project we run takeoffs by plan sheet, estimates by revision, change order requests, T&M tickets, and progress draws with the GC.

If our takeoff doesn't match yours, you hear it before signing, not in week three. That ten-minute conversation is what prevents the change order.

TOLERANCES

We work to the standard, not to an opinion

Layout and lippage per ANSI A108.02 §4.4. Grout joint width per §4.5.

We also know where the standard doesn't apply: on floors sloped to drain using tile 6"x6" and larger, A108.02 §4.4 cautions that the lippage requirements don't govern. We say so before the terrace or the curbless shower starts, so nobody expects on site what the standard doesn't require.

  • ·Certificate of Insurance — General Liability and Workers' Compensation in force. We issue the COI naming you as certificate holder.

  • ·Lien waivers in your format

Florida law requires you to obtain evidence of workers' compensation from every subcontractor (§ 440.10(1)(c)), and leaves you liable if the sub doesn't carry it (§ 440.10(1)(b)). You won't be chasing us for paperwork — it comes with the bid.

    We confirm receipt and tell you same day whether we're bidding.

    We run the takeoff and return the bid with the breakdown and our written assumptions.

    If anything in the set is incomplete or in conflict, it goes back as an RFI with the bid — not as a surprise later.

WORKING WITH DESIGNERS

When the designer owns the layout

We work to the pattern, starting point, and control lines the designer sets. If the proposed layout is going to produce a bad cut on a sightline, we raise it with the alternative drawn — we don't change it on our own, and we don't install it knowing it will look wrong.
